Mortgage Rates & Market Update

As we head into 2026, Amelia Island real estate is feeling more balanced than the frenzy years: buyers have a little more breathing room, and sellers are still getting strong results when a home is priced and presented right. In December 2025, Nassau County single-family inventory was about a 4 month supply and the median days on market was 54, pointing to steady demand but a more ā€œnormalā€ pace. On the island side, Fernandina Beach prices have been hovering in the high-$600s, with longer marketing times than last year, so condition, pricing strategy, and standout marketing matter more than ever.
